Mobile home vs manufactured home – are they the same thing? Not exactly. The difference comes down to when the home was built and which building code it follows. And modular homes are a third category altogether. This guide explains the differences in plain English so you can shop, finance and insure the right type of home.
Quick Answer
- Mobile home: a factory-built home made before June 15, 1976, before federal construction standards existed.
- Manufactured home: a factory-built home made on or after June 15, 1976 to the federal HUD Code. Built on a permanent steel chassis.
- Modular home: a factory-built home made in sections to the same state and local building codes as site-built houses, then set on a permanent foundation.
Is a Manufactured Home a Mobile Home?
Legally, no. The federal government stopped using “mobile home” for new homes when the HUD Code took effect on June 15, 1976. Since then, new factory-built homes on a steel chassis are called manufactured homes. In everyday conversation, though, people still say mobile home, trailer home or trailer house for both. When you see “mobile homes for sale” online today, most of those homes are actually HUD-code manufactured homes.

Difference Between Modular and Mobile Homes
The biggest difference between modular and mobile homes is the building code. Modular homes are inspected to the same codes as a stick-built house in your area, are placed on a permanent foundation and are usually appraised like traditional homes. Mobile and manufactured homes are built to the HUD Code, sit on a steel chassis and can, in theory, be moved. Modular homes can also be two stories and can include basements – read more in our 2 story manufactured homes guide.
Which Is Cheaper: Modular or Manufactured?
Manufactured homes are usually cheaper. The average new single-section manufactured home sold for about $84,600 and the average double-section home for about $164,000 in April 2026 (U.S. Census Bureau). Modular homes often cost $80 to $160 per square foot for the home itself, before land and site work. See our full modular home cost and mobile home cost guides.
Financing and Resale Value
Modular homes are financed and appraised like site-built homes. Manufactured homes placed on land you own, on a permanent foundation and titled as real property, can also qualify for FHA, VA, USDA and conventional mortgages. Homes in rented lots are usually financed with chattel loans. Pre-1976 mobile homes are the hardest to finance and insure.
How to Tell What Type of Home You’re Looking At
- Look for the red HUD certification label on the exterior of each section – that means it’s a manufactured home.
- Find the data plate, usually inside a kitchen cabinet, bedroom closet or electrical panel door.
- Check for a state modular label instead – that indicates a modular home.
- Ask for the year built; anything before mid-1976 is a mobile home.
Mobile Home vs Manufactured Home FAQ
Is a trailer a mobile home?
“Trailer” is a casual term. A travel trailer or RV is not a home under the HUD Code. A “trailer home” usually means a mobile or manufactured home.
Are manufactured homes the same as mobile homes?
Not legally. Manufactured homes are built after June 15, 1976 to the HUD Code; mobile homes were built before that date.
Is a modular home a trailer?
No. A modular home is built to local building codes and set on a permanent foundation, just like a site-built house.
Can a manufactured home have a basement?
Yes, some can be placed over a basement with a properly engineered foundation, but basements are much more common with modular homes.
